أثر تطبيق ممارسات إدارة العمليات على أداء المشاريع الإنشائية دراسة حالة على جمعية مستثمري قطاع الإسكان في الأردن

Abstract


هدفت هذه الدراسة لاختبار أثر تطبيق ممارسات إدارة العمليات على أداء المشاريع الإنشائية المنفذة من قبل جمعية مستثمري قطاع الإسكان في الأردن حيث تم استخدام المنهج الوصفي التحليلي والاستبانة لجمع المعلومات وتكون مجتمع الدراسة من مستثمري قطاع الإسكان في المملكة والبالغ عددهم (3600) مستثمر في العام (2017) واستخدمت طريقة العينة العشوائية البسيطة لتحديد حجم عينة الدراسة التي بلغت (346) مستثمراً وزعت عليهم استبانات الدراسة، استرد منها (285) استبانة صالحة للتحليل وبنسبة بلغت 82% من مجموع العينة، تم تحليلها باستخدام مجموعة من الأساليب الإحصائية كالانحدار الخطي والمتعدد وغيرها من الأساليب الواردة ضمن حزمة البرنامج الإحصائي للعلوم الاجتماعية.
بينت الدراسه أن أثر (المتغير المستقل) ممارسات إدارة العمليات بأبعادها مجتمعة (تصميم المشروع، موقع المشروع، إدارة سلسلة التوريد، إدارة المخزون، إدارة الجوده، إدارة الصيانة)على (المتغير التابع) أداء المشاريع الإنشائية بأبعاده (الكلفة، الجودة، الوقت) هو أثر ذو دلالة إحصائية وأن هذا الأثر على الأداء جاء مرتباً تنازلياً على النحو التالي: الجودة، الوقت، الكلفة. كما خلصت الدراسه أيضاً إلى أن (المتغير المستقل) ممارسات إدارة العمليات بأبعادها (تصميم المشروع، موقع المشروع، إدارة سلسلة التوريد، إدارة المخزون، إدارة الجوده، إدارة الصيانه) لها أثر ذو دلالة إحصائية على المتغير التابع (أداء المشاريع الإنشائية) وأن هذا الأثر على الأداء جاء مرتباً تنازلياً من على النحو التالي: (إدارة الجوده، إدارة سلسلة التوريد، إدارة الصيانة، إدارة المخزون، تصميم المشروع، موقع المشروع)، أوصت الدراسه جمعية المستثمرين في قطاع الإسكان بالأردن ببيان الأثر الإيجابي لممارسات إدارة العمليات على كفاءة المشاريع الإنشائية من خلال بيان تأثيرها الإيجابي على وقت وتكلفة وجودة هذه المشاريع، كما أوصتها بالعمل على رفع مستوى التطبيق لممارسات إدارة العمليات من قبل أعضاء الجمعية في تنفيذهم مشاريعهم لرفع مستوى كفاءتها والإفادة من آثارها الإيجابية على عناصر الوقت والكلفة والجودة، كما أوصت بتطبيق هذه الدراسة على قطاعات أخرى غير القطاع الإنشائي كقطاعات الصناعة والخدمات لبيان آثارها عليها ومقارنة النتائج بين القطاعات المختلفه للوصول إلى قواسم مشتركة بينهم تصلح للتعميم.

The Impact of the Application of Operations Management Practices on the Performance of Construction Projects: Case Study on the Housing Investors Association in Jordan

Abstract
The goal of this study was to test the impact of operations management practices (Project Design, Project Location, Supply Chain Management, Inventory Management, Quality Management, Maintenance Management) on the performance of construction projects carried out by the Association of Investors in Housing Sector in Jordan in term of (cost, quality, and time) The descriptive analytical approach and questionnaire methodology were used to gather information. The population of the study consisted of (3600) investors in housing sector during the year 2017. The random sampling technique was used to determine sample size which included 346 investers. Questionnaires were distributed, of which (285) questionnaires were returned, valid for analysis, at a rate of 82% of the total sample size, which were analyzed by using a set of statistical methods such as linear and multiple regression, and other methods that are part of the Social Science Statistical Package.
The study showed positive effect of the independent variable (operations management practices) on dependent variable (performance of the construction projects) represented by (cost, quality, and time) and this effect could be ranked in descending order as follows: quality, time, and cost. The study showed also that the dimensions of the independent variable (Operations management practices) in its positive effect on the dependent variable (performance of construction projects) could be ranked in descending order as follows: Quality Management,Supply Chain Management,Maintenance ManagementInventory Management Project Design, Project Location.The study recommended the Association of investors in housing sector in Jordan toclear the positive effect of Operations management practices on project efficiency by indicating its positive impact on cost ,time,and quality of projects and to urge them to improve the application of Operations management practices in their projects.It recommended also conducting similar studies on other sectors, such as industrial and services sectors, to show their effects on them and compare results between different sectors to reach common points between them.
